RE/MAX National Housing Report for September 2018

Like the falling leaves of trees, September saw a tumble in year-over-year home sales according to the RE/MAX National Housing Report.

Here are three key takeaways from September’s Report.

1.) September sales dropped 11.6% year-over-year.
2.) Median sale prices rose to $241,000. That’s an increase for the 30th month in a row.
3.) Active inventory dropped 4.7% from September 2017. That’s the 119th month in a row to see fewer homes on the market.

The drop in sales drop does suggest that the market is rebalancing as buyers and sellers are processing higher interest rates. Prices are still high most likely because of the lack of homes that are on the market.

Of course, these numbers represent a national sample. If you’re thinking about a transition or just interested in finding out what all of this means for the value of your property,  I’d be happy to talk to you about our local market.

RE/MAX National Housing Report for August 2018

Home Sales Decline 1% as Inventory, Prices Level Out

The RE/MAX National Housing Report for August 2018 shows increasing home prices, low inventory and a reduction in days on market. These combined factors made August 2018 the sixth time this year that home sales lagged behind last year’s pace—but only slightly at -1.1%. To access the housing report infographic, visit: https://rem.ax/2phKHWT

Home prices rose by 3.7% over August 2017, much lower than the year-over-year price increase of 5.4% from August 2016 to August 2017. In fact, the past three months of 2018 have trailed 2017’s rate of price growth year-over-year—compare that to four of the first five months of 2018 when year-over-year price increases easily topped those posted in 2017.

The Median Sales Price of $248,500 marked the 29th consecutive month of year-over-year price increases.

Even though active inventory dropped for the 118th consecutive month, the decline of 5.4% from August 2017 marked the smallest year-over-year decrease since August 2014. In addition, the August 2018 inventory drop marked the fourth consecutive month in 2018 to post single-digit percent declines, rather than the double-digit monthly drops consistently seen in early 2018 and over the previous three years.

“It varies by market, but we’re hearing that buyers are being more selective and sellers are becoming more pragmatic,” said RE/MAX CEO Adam Contos. “That dynamic could bring inventory levels up, especially in the most overheated markets, where we expect to see the clearest signs of equilibrium returning. The economy is strong and potential buyers are out there—they just need more listings, at the right price points, to consider. We believe that balance will return, which will be good for everyone in the long run. It’s just a matter of when.”

Contos added that although the lack of inventory continues to be a challenge, the trends suggest that the market finally appears to be rebalancing. “The moderation we are experiencing seems to be a bit more than the normal seasonal lull we’d expect this time of year,” said Contos.

RE/MAX Flagstaff Realtors Earn NAR’s Military Relocation Professional Certification!

annette and demi

Annette Gardinal & Demi Bentley with RE/MAX Flagstaff have been awarded the nationally recognized Military Relocation Professional Certification. The National Association of Realtors® awards the MRP certification to Realtors® who help military personnel, veterans and their families find housing that lets them make the best use of their benefits and serves the unique needs of military life.

When military staff and their families relocate, the services of a real estate professional who understands their needs and timetables can make the transfer easier, faster and less stressful. Realtors® who earn this certification know to work with active duty military buyers and sellers, as well as veterans.

“Service members may only have a couple of days to view properties and make an offer, and others might be deployed at the time and need someone who can represent them while they’re away. Working with a Realtor® who understands the singular complications that arise with military service can help make the home buying process simpler, faster and less stressful,” said National Association of Realtors® President Tom Salomone, broker-owner of Real Estate II Inc. in Coral Springs, Florida. “The MRP certification lets home buyers and sellers know that a Realtor® knows the ins and outs of military housing benefits, such as zero-down payment loans, and the specific needs service members and veterans have when searching for their new home.”

The certification provides NAR’s members with resources to accommodate current and former military service members at any stage of their military career and is an approved elective for NAR’s Accredited Buyers Representative designation. To earn the MRP certification, Realtors must be in good standing with NAR; complete the MRP Certification Core Course; complete a reading providing background information on the military, included acronyms and understanding military culture; and complete two webinars.

For more information about the MRP certification, visit www.militaryrelocationpro.org

RE/MAX June 2018 National Housing Report

Halfway through 2018, prices are at record highs, inventory is at record lows and home sales are trailing 2017’s pace, according to the RE/MAX National Housing Report.

June sales were 5.5% lower than June 2017 in the 54 metro areas surveyed, marking the seventh consecutive month of year-over-year declines.

Headed in the opposite direction, the June Median Sales Price of $258,500 was an all-time high in the nine-year history of the report. It was 5.1% higher than the $245,000 recorded last June, bringing the consecutive months of year-over-year price increases to 27. In each of the previous five years – going back to June 2013’s $193,750 – June has posted the highest Median Sales Price of the year.

“Year-over-year prices have been climbing for more than two years now, which is great news for homeowners and sellers,” said RE/MAX CEO Adam Contos. “In the hottest markets, demand is especially high because there simply aren’t that many homes for sale. The slower sales figures we’re seeing are tied to inventory more than anything else.”

Forty-two of the 54 metro areas reported a year-over-year drop in inventory. That years-long trend is reflected in Months Supply of Inventory dropping to 2.7 – down 8.8% year-over-year and the smallest figure ever recorded for June. Fewer houses for sale generally results in a faster process: Homes sold in June averaged just 42 Days on Market – five days less than June 2017 and three days under the previous nine-year low of 45 days (July 2017).

“Lack of inventory has become a theme for the year,” Contos said. “Having fewer homes to choose from poses a challenge for buyers, who need to be ready to act decisively and quickly. Working with a full-time, professional RE/MAX agent can prepare them for that.”

April RE/MAX National Housing Report

April showers bring inventory struggles. As the inventory story continues, so does the decline of home sales and rising prices according to the RE/MAX National Housing Report. Home sales have declined for the fourth month in a row. For the 24th consecutive month, home prices have gone up! Why? Because of the number of homes on the market is at a record low. You can read all of the details in the full housing report here.

What’s all this mean for you? If you’re selling, it continues to be your market. Homes that are on the market are selling fast and generally at a higher price. If you’re buying, there’s still good news despite the low inventory. March recorded the second-highest month in sales in the history of the RE/MAX National Housing Report. I’d be happy to help you navigate the market to find your home.

Shipwreck Discovery!

Archaeologists at the St. Augustine Lighthouse & Maritime Museum had an exceptionally exciting week with the discovery of a 19th century ship that washed ashore in South Ponte Vedra Beach in St. Johns County, north of Flagler County.

According to the Florida Times-Union, “The hull of ship, estimated to date from the late 1700s to the 1800s, was originally sheathed in copper, as evidenced by some copper tack heads that were still visible. Wooden pegs or nails, called trunnels, which were used to secure the hull to the wooden ribs, were also visible, as are Roman numerals carved on the ribs, said maritime historian Brendan Burke.”

The St. Augustine Lighthouse & Maritime Museum has a team of maritime archaeologists who are no stranger to fascinating finds. The Lighthouse Archaeological Maritime Program (LAMP) is dedicated to the investigation, interpretation and better understanding of the maritime history and archaeology of St. Augustine, the "First Coast" region of Florida, and beyond.

A visit to the museum is a fun day trip and visitors can climb 219 steps up the historic lighthouse to see a breathtaking view of St. Augustine and the waters of the oldest continually occupied European port city in the continental United States.

Who was Gamble Rogers?

Gamble Rogers performing at the Florida Folk Festival White Springs Florida

Spring is a gorgeous time of the year in Flagler County and many people are eager to get out of doors and enjoy the days as they get longer and our beautiful beaches. Many people head over to Gamble Rogers Memorial State Recreation Area at Flagler Beach to enjoy the sand, surf, nature trails, fishing, and kayaking opportunities in the shady maritime hammock.

https://www.floridastateparks.org/park/gamble-rogers

Do you know who Gamble Rogers was?

Gamble Rogers was a talented folk musician and a staple and often the headliner at the Florida Folk Festival along the Suwannee River at the Stephen Foster Folk Culture Center State Park. The son and namesake of two prominent architects (his father and great uncle), Gamble chose to become a musician instead of following along in the family business.

He was often featured on public television and public radio in the 1980’s and was a self-described "modern troubadour.” He influenced many musicians including Jimmy Buffett who dedicated his album Fruitcakes to him writing how he "taught me how to move an audience with dialogue and delivery as much as with music".

Gamble Rogers died a hero in 1991 at the age of 54 when he drowned in an attempt to save the father of a young girl who was in trouble in the rough surf at Flagler Beach. In honor of his heroism, the Florida Legislature renamed the state park Gamble Rogers Memorial State Recreation Area at Flagler Beach. In 1998 he was inducted into the Florida Artists Hall of Fame.

He’s been described by journalists as "An American treasure ... an awesome talent ... one-hundred percent enjoyable ... a rare and guaranteed treat ... worthy of inclusion in the Smithsonian."

In St. Augustine, there is a middle school, Gamble Rogers Middle School, named after him as well as the 23rd Annual Gamble Rogers Music Festival which takes place May 4th-6th at the Colonial Quarter. If you like acoustic Americana music, do not miss this festival.

February RE/MAX National Housing Report

The February RE/MAX National Housing Report shows that buyers may not be waiting for the typical spring selling season to begin! While home sales were down just slightly, year-over-year, houses for sale didn’t spend much time sitting on the market. Are you ready to make a speedy home sale or purchase?

We typically have to wait until March or even April to see the housing market begin to heat up. But with a record number of January home sales, it seems things are kicking into gear early this year. Here are key points from February’s report:

1. Homes are still selling fast

The average Days on Market for homes sold in January 2018 was 60, up three days from the average in December 2017, and down six days from the January 2017 average.

2. Prices continue to rise

The median sales price of a home sold in January was $224,000. That’s nearly 7 percent higher than the median sales price in January 2017.

3. Homes for sale are still in short supply

We still need more homes for sale.  The number of homes for sale in January 2018 was down 4.8% from December 2017, and down 14.8% from January 2017.

4. Slightly fewer transactions occurred

Of the 53 metro areas surveyed in January 2018, the overall average number of home sales decreased 27.4% compared to December 2017 and decreased 2.8% compared to January 2017. But we’re already starting to see the selling season heat up and whether you’re planning to buy or sell or both, now’s the time to contact an agent.

Dig into the details of the February 2017 RE/MAX National Housing Report in the infographic below. For the full report click here.

Congrats On A Job Well Done, Jimmy!

26993518 2019472324730385 5764080716526454541 n

We're so proud of our RE/MAX Flagstaff Broker/Owner Jimmy Millhollin for his efforts as chairman of the Flagler County Chamber of Commerce in 2017. Best wishes to incoming chairman John Subers as he takes the lead in 2018.

This was such huge news that the Daytona Beach News Journal covered the story! Images are from Annette Gardinal, Jimmy’s other half and Broker/Owner of RE/MAX Flagstaff.

“ When Jimmy Millhollin took over as chairman of the Flagler County Chamber of Commerce, he was focused on three things: Communication, collaboration and change.

While progress was made on the first two, the most significant aspect of his tenure was change.

Shortly after being installed as chairman in January 2017, the change manifested itself when then-Chamber president Rebecca DeLorenzo announced her resignation to take a position with the American Red Cross.

“All efforts were placed upon finding a new president and CEO,” Millhollin said. “That’s where all the focus was and that was a good six to seven months.”

The process culminated with the hiring of Jorge Gutiterrez in August.

“A lot of things didn’t get done that I was hoping to get done, but some important aspects did get done,” Millhollin said. “We did have change, that was accomplished.”

MIllhollin also was instrumental in initiating a focus on veteran business owners, calling upon his own experience as a military veteran starting out in the business world. A Veterans Networking group was established offering Flagler County vets information and support in business as well as camaraderie.

“It’s a long-term venture,” he said. “We’ve had several meetings and getting the information available out to veterans was what I was trying to do.”

The foundation Millhollin laid in the search for a new president and CEO, as well as other accomplishments, is something incoming chairman John Subers wants to build upon.

“I can’t start without looking back and applauding Jimmy’s year as chairman and what it meant,” Subers said. “Jimmy was the right guy at the right time. What I am supposed to do in 2018 is continue what Jimmy has started, really what the Chamber has always been about.”

Subers said one of his specific goals is to emphasize the membership value in the Chamber through building relationships and encouraging members and residents to get involved with the business organization.

“My focus will be helping to establish and encourage deeper relationships between the community and the Chamber,” he said.

Subers said one area where that effort will be focused is on small businesses.

“I don’t think it’s any secret that the majority of our business community are smaller organizations, mom-and-pops, and with that comes the challenges of time and resources,” he said. “The value proposition we’re going to hear from Jorge and the staff throughout the year is going to overcome, we hope, those challenges to create value and encourage those folks to get involved.”

Subers said Flagler County is poised for more economic growth in 2018 and the signs are there.
