First Half of 2017 Ends with Record Sales and Prices Nationwide

As the summer heats up, so does the U.S. housing market. The July RE/MAX National Housing Report brings great insights for buyers, for sellers, and for homeowners.

The combination of increased sales and a record low inventory resulted in higher sales prices. Sellers continue to benefit from less competition, getting top-dollar for their homes. As a result, overall sales are at a record high.

But buyers shouldn’t be discouraged. Mortgage rates are still relatively low and the market may be taking a positive turn for you.

Rotarian of the Year, REALTOR® Scott Chappuis!

 

One of the keys to our success at RE/MAX Flagstaff has been our passion for serving our community.

Scott has been a member of Rotary for the last two years and has excelled at helping to fundraise for the club. Scott has been a real estate agent since 1986. Jimmy and Annette on WNZF's Chamber Chat

RE/MAX Flagstaff’s Brokers and co-owners Annette Gardinal and Jimmy Millhollin were recently featured on WNZF News Radio on a segment called “Chamber Chat” hosted by Gretchen Smith. 

Both Jimmy and Annette are retired Navy officers, which they credit for their success in real estate. Organizational skills, discipline, and extensive education, plus a strong work ethic also help this duo rise to the top. 

There are 174 real estate brokers in Flagler County and an astonishing number of real estate agents topping 1,000! With numbers like these, Jimmy says, “You have to go out and do lead generation, you can’t wait for it to come to you. You have to work”. And, work they do! Both have been in the real estate business for 16 years and have owned RE/MAX Flagstaff for the last five and a half years. It was a “rough start” as they started when the market was creeping back. The couple has seen the market go from boom to bust to the now healthy and stable market. As of March 2016 there are 605 houses on the market with five months of inventory, a very healthy market, indeed.

 Knowing the business is key to their success as well. There are 180 steps for a realtor to buy or sell a home! Both Jimmy and Annette have gone above and beyond in obtaining real estate designations and their continuing education sets them apart. Jimmy is also a numbers man and has been compiling sales figures monthly for many years. It’s a great time to buy, sell, or invest in real estate in Flagler County.

Things are Warming Up in Flagler County!

Spring brings nature back to life! Although our winters are very mild, there are some noticeable changes out of doors. Leaves fall, grass becomes much less green, the breeze can be brisk, some plants go to seed. It all changes around the middle of March when the days get longer and the temps start to rise. Plants sprout a large amount of new growth seemingly overnight, hummingbirds reappear as well as the more commonly seen birds, and are busy building nests. The longer days encourage us to step outside and take it all in. We’re at a serious advantage in Flagler County since we can enjoy the outdoors year-round, but when spring hits it's not a matter of what to do, it’s a matter of how to fit it all in!

The housing market is warming up for the spring and summer seasons! February sales met the historical trends for the county, low January sales, then an increase in February sales. Pending sales at the end of 2015 were declining, less than 200.  February pending sales (349) were higher than January (332) and December (278). With pending home sales as an indicator for future sales, it looks like we'll see an increase in the spring sales that should carry us into summer 2016.

There’s a lack of inventory of homes for sale on the Multiple Listing Service (MLS). Less inventory means fewer selections for buyers. This means it’s a great time to list your home! 

Last year, RE/MAX sales were up 6.1% year over year and the median sales price was up 5.3% year over year. That’s not without rhyme or reason. Our agents are the best in the business and with more real estate sold worldwide by RE/MAX, it’s certainly an advantage for the consumer to have this kind to real estate power behind them. Whether measuring closed transactions, agent productivity, brand name awareness, agent education, or a number of other metrics, RE/MAX comes out on top, and just like the hot air balloon, we are still rising to the occasion to take care of your real estate needs.

Go Outside and Enjoy!

One of the big reasons that we love living and working in Palm Coast is because we enjoy the natural beauty that the area offers. Springtime is when we fall in love with Florida all over again as we are drawn to the outdoors once the days begin to get longer and the temperatures warm up. We’re captivated by the expansive blues skies, the oak tree canopies, hiking and biking trails, golf courses, and boating and fishing in local waters.

The Atlantic Ocean and the Intracoastal Waterway beckon us to enjoy the great outdoors in our boat. With numerous boat ramps in Flagler County, outdoor enthusiasts can start out from points all over the county and enjoy kayaking, canoeing, or boating (including fishing) to their hearts content. If you’re a fan of golfing, you’re in luck! We have many beautiful and world class golf courses if fun on the fairways is your preference. There are also many golf course homes to be found if you want to walk to the clubhouse from your home.

Transforming Your Yard into a Native Plant Landscape

Taking care of a turf grass yard can be an exercise in futility. We need to use a lot of water and a lot of potentially harmful fertilizers (think of the run off and harm to wildlife) to get the grass to grow and look beautiful and once the long warm weather season is upon us. Then, it’s a constant routine of mowing, weed eating, and blowing to keep our landscape looking good. Even if we are not doing the work ourselves and have a landscape company doing the maintenance, it’s still constant upkeep. In terms of money and time, it can seem wasteful.

Florida Statute 373.185 says, ““Florida-friendly landscaping” means quality landscapes that conserve water, protect the environment, are adaptable to local conditions, and are drought tolerant. The principles of such landscaping include planting the right plant in the right place, efficient watering, appropriate fertilization, mulching, attraction of wildlife, responsible management of yard pests, recycling yard waste, reduction of stormwater runoff, and waterfront protection. Additional components include practices such as landscape planning and design, soil analysis, the appropriate use of solid waste compost, minimizing the use of irrigation, and proper maintenance.”

Our Florida Legislature has deemed that using Florida-friendly landscaping and other water use and pollution prevention measures to conserve or protect the state's water resources serves a compelling public interest and that the participation of homeowners' associations and local governments is essential to the state's efforts in water conservation and water quality protection and restoration. A local government ordinance, a deed restriction, or covenant may not prohibit the property owner from implementing a Florida-friendly landscape.

 

This is great news for Floridians who are interested in eliminating turf grass from their landscapes and adding attractive native plants which will attract wildlife and make the maintenance and upkeep so much easier. You can implement this yourself or consult with one of many Master Gardeners for advice and a referral to someone who can do the work for you. Once it’s done, you’ll be very happy with the appearance of your yard. If you are in a neighborhood with a homeowner’s association, you may need to submit a plan for approval before you start your project.

Real Estate Market is Great in 2016!
